Every apartment is gone through by our professional maintenance team to ensure that it's ready for move in. Every apartment also receives a fresh coat of paint, is steamed cleaned or carpet is replaced, and a professional cleaning.
We have 24/7 standby maintenance staff on site.
You can always call the office and we can put in a work order for you, or you can place a work order through your resident services account and we will follow up with you for a completion time.
Maintenance issues are handled in the order in which they are received with any emergency maintenance needs taking precedence.
You do not have to be present during work orders. Our maintenance staff just needs your permission to enter when you're not there.
If you are locked out during office hours you can stop by the office with a valid I.D. If you are locked out after hours please call standby maintenance.
Any changes to the physical apartment need to have written permission from the manager before making changes. Otherwise, feel free to hang pictures or any other decorations you may have that wont damage or alter the apartment.

The pool is available Memorial Day to Labor Day, from 10am to sunset.
Ample parking is available in front of the buildings and you can also reserve a garage for yourself.
We provide a washer and dryer in every unit so there's no need to provide your own.
Yes, all of our buildings are pet friendly.
There is a one-time, non-refundable pet fee where applicable and additional monthly pet rent per pet in the unit. Please see our Pet Policy on the Amenities page for additional information.
2 pets maximum, combined weight of 100 lbs or single weight of 75 lbs. Call us regarding breed restrictions.
No, but there are large green areas where you can walk your pet.

No, we are not able to accept packages at this time.
Full-body weight-resistance machine, ellipticals, treadmills, a stationary bike, and free weights.
There are no quiet hours. Fees are only for renting the community building after hours.
Just call ahead to set an apppointment, no cost.
We do accept walk ins, however, there may be a short wait if you don't have an appointment.
Management has an open door policy, call or stop in and they are happy to talk with you.
All applications can be completed online. We have a laptop available to help facilitate or you can even complete it from your phone!
Applications can be approved within 24 hours, though it does depend on how fast certain reports can come back.
Security deposit, Administrative fee, pro-rated rent, and optional garage, pet fees, internet, and/or cable.
Apply quickly as apartments do not stay vacant for long, and make sure to stay in contact with leasing office. We are here to answer your questions and guide you through the process as smoothly as possible.
Payments can be made online with a debit or credit card, or direct transfer from your bank. You may also mail payments to our secure P.O. Box.
In your resident services account you can select payment and make one-time payments, or set up auto pay and never have to worry about being late.
Optional monthly fees apply for pets, internet, cable, or garages.
All utilities except electricity are included in your rent.
The OPPD (Omaha Public Power District) can be reached online or via phone. We can send you contact information as well.
Bloom Broadband supplies cable and internet options, as well as Dish Network service options.
Guests are welcome to visit.
In some cases you may get a better rate for signing a longer term lease. There is no incentive to pay rent ahead of time.
No subletting is allowed per our lease.
If you break your lease early, a 60-day notice is required, and the fee is 200% of your monthly rental rate.
There is easy interstate access, movie theater, gas station and convenience store, grocery store, and restaurants.
